Southern Living Magazine lauded Franklin Tennessee as one of the top five small Southern towns last month.  Now, another VERY nice distinction has been given to this jewel of the south in the Williamson County TN real estate area.  The National Trust For Historic Preservation has named Franklin Tennessee as one of its Dozen Distinctive Destinations.  What might this do to Franklin Tennessee real estate?   All the Realtors are hoping for a huge surge in the Franklin TN real estate market place.

This organization, the National Trust for Historic Preservations, has annually chosen towns, cities and communities across the US that have cultural and recreational differences.  They look for not so typical vacation destinations. Further,  Franklin has the richness of character and the authenticity of place that this organization searches for.  The architecture of Franklin’s old downtown is just the ticket for the commitment to historic preservation that the National Trust is also seeking.  Franklin, its rural atmosphere and southern charm make it a vacation destination not to be missed.

This puts Franklin on that national map with everybody’s attention about important places in the United States.  Now, the National Trust for Historic Preservation will bring its annual conference to Nashville and Middle Tennessee October 13-17 of this year.

High Point, a new Nashville Tennessee real estate town home development on Nolensville Road, is about to break ground.  This new greater Nashville real estate development, which will also include commercial real estate space, is in the high growth area of Nolensville TN.

The area has a “…lot of momentum,” says developer, David McGowan.  He described the Nolensville Road property, which is close to both interstates 24 and 64, as a good place to build.

The new townhouses will be “very traditional” with English Tudor style architecture.  The homes will consist of mostly brick and cement siding, and will feature two-car, alley loaded garages.  There will be a choice of either two or three story units, and you can take your pick of a two or three bedroom floor plan. The price of these lovely townhouses will start in the high $180s to the $230s.

David McGowan is no stranger to the Nashville Tennessee real estate market.  He has developed a lot of property in this area, as well as in the Brentwood TN real estate market.  In recent years, he has focused on the southeast Davidson County area, and he knows there is great visibility in the Nolensville Tennessee area.  The convenience of interstate highways, as well as all the new shopping and restaurant venues, make this area a booming spot despite the economic downturn.  McGowan says he knows there are a lot of young professionals who work in Cool Springs, Maryland Farms, or even Murfreesboro, and they all want easy access to the Nashville International Airport and an easy commute to downtown Nashville.  These young professionals are the buyers for this high growth area.

While cautious about the over all market conditions, McGowan is monitoring the market conditions, and says he believes by the time High Pointe is finished, the market will be stable.

THIS IS GOOD NEWS TO ALL REALTORS.  McGowan has been successful in the Nashville TN real estate business for many a decade, and if he says he thinks the market is going to be stable in a few months, this is reason to shout!

The Tennessee Real Estate market is about to see one of the most beautiful homes in The Governor’s Club go on the block.  Builder, Danny Duvall, started this $4.2 million dollar mansion in 2007, when homes were flying out the door regardless of the price.  Today, things have changed in real estate across the nation, and now Brentwood Tennessee Real Estate is experiencing its own trauma.

The tremendous stone and brick home overlooks the 18th hole of the Governors Club Arnold Palmer golf course.  It took almost two years to build the 14,650 square foot beauty.  Duvall is inviting people to bid on the home.  “I thought we would let the qualified buyers tell us what they think the home is worth.”  Only reasonable bids will be considered and he is offering to hold a deed of trust of up to $3.2 million on this home he calls “Buckingham.”

One of the most breathtaking features of the home is the curving staircase leading from the foyer to the second floor.  It seems suspended in space!  Just for starters, the home features four fireplaces, two kitchens, five wet bars, nine full bathrooms and two powder rooms, theatre, fitness center, and a granite custom in-ground pool and spa.  The amenities are simply too numerable to mention.  Says Duvall, “The Buckingham is the crown jewel of all the homes I ever built.”  I was there every day, he said.  “It was kind of like birthing a child.”

Brentwood Tennessee HomeReal estate in Brentwood, Tennessee, which is located in beautiful Williamson County, is on sale and thriving, despite the so called national real estate market downturn.  It seems for Tennessee real estate, the bad news is far, far away and the good news is local.

In particular, the Bentwood Tennessee Real Estate selling market has one of its antebellum estates, Isola Bella, back on the market.  The home, built in 1835, has six bedrooms, six full and two half baths, 10 fireplaces and it sits on just over 9 acres.  This estate, in the heart of Williamson County, has four additional homes on the property. There is a pool and a guest house and a two-bath log home as well as three other residential homes or living quarters.

Brentwood HomeIf you can afford Isola Bella, you should also visit seven other residential real estate properties in Brentwood, TN.  All in Williamson County Tennessee, these neighborhoods include Windstone, McGavock Farms, Princeton Hills and The Governors Club.  The price tags for these lovely real estate properties are between $3.5 million to $6.9 million dollars.

There is an open house for Isola Bella Sunday, October 5 and on the following Tuesday for those serious home buyers and for those who just love seeing restored homes.  The estate is on Franklin Road, just south of Concord Road in Brentwood, TN.

One of the most beautiful homes in the entire Nashville Tennessee real estate market is one that was featured in Southern Living Magazine eight years ago.  It is also back on the market.  It is located in The Governors Club.  The asking price is $200,000.00 below the appraised value, so it is one of the great buys for this “buyer’s market” in Tennessee real estate today.

This red brick, English country-style home was completely professionally decorated for a four-month public showing in the early autumn of 2000.  It is almost unchanged since that time, except that the landscaping has matured beautifully over time and the owner has lovingly restored some features.  This home has 6 bedrooms, 6 and 1⁄2 baths, 2 fire places and 6,831 warm and livable square feet.  The year it was featured in the magazine, the editors wanted a home that recalled older homes in established neighborhoods, but one that had ample outdoor living opportunities as well. The lovely grounds of this beautiful Williamson County home feature a courtyard, covered porches and a private “tree house” screened in porch that overlooks it all.

Buyers, this is a Buyer’s Market for Tennessee real estate!!!  Make your plans today to visit these beautiful properties in Brentwood, Tennessee, the jewel of Williamson County Tennessee.
